Appraisal

Valuation and evaluation of real estate has become increasingly important in the decade of the 1990's. Frequently, no longer part of a balanced econon1Y, each property must be evaluated as part of a macro-analysis that also applies nlicrostatistics. Sophisticated forms of analysis are often incorporated into the requisite valuation. Business statistics, fair market share, highest and best use, absorption and yield analyses are typically an integral part of today's appraisal process. Further complicating the process are governmental influences including ever changing guidelines of the Office of Thrift Supervision and the Resolution Trust Corporation. The Jamison Group, Ltd. has a unique pedigree with its foundation in the fee appraisal business coupled with extensive experience in corporate America, as well as major employment assignments within the governn1ent (FADA, conservatorship experience, FDIC and RTC).

Market Analysis

Market analysis produces sales forecasts based on economic indicators, including elTIployment, income, population and comparable projects. The analyses are used to identify a project concept, assist in financing or establish marketing parameters.

  • Residential Subdivisions: Pricing and absorption are the primary ingredients.
  • Retail and Office Products: Studies may include an inventory of proposed competition in the market area and employment forecasts. Directions of urban growth are analyzed. Traffic is reviewed, as are major employers. Tenant types, lease terms and absorption rates are included.
